Terms of Use.
These terms govern use of Hausu’s housing search, community board, projects, Passport, applications, visits and contract tools.
1. Who provides Hausu
Hausu is provided by the legal operator identified below. These details must be completed before public launch.
By creating an account or using an authenticated feature, you agree to these terms. Consumers retain every mandatory right available under applicable law.
2. Accounts and eligibility
You must be at least 18 and legally capable of using the requested housing service. Give accurate information, protect access credentials and notify Hausu of unauthorised use. One person may not impersonate another, sell an account or bypass a suspension.
Some features may require an account, verified contact method or additional checks proportionate to fraud and safety risk.
3. The community board
Notices and replies must concern genuine housing plans. You remain responsible for what you post and confirm that you have the rights and lawful basis needed to share it.
You must not
- post fraudulent, deceptive, duplicate or unavailable accommodation;
- request deposits, identity documents or sensitive financial information through a public notice;
- discriminate unlawfully, harass, threaten, stalk or exploit another person;
- publish another person’s address, contact information, documents or images without authority;
- use scraping, unsolicited promotion, malware or attempts to move people into suspicious off-platform payment flows.
You grant Hausu a non-exclusive licence to host, display, format and moderate your content only as needed to operate and improve the service. You retain ownership.
4. Passport, completeness and Hausu Identity
Passport completeness measures fields completed; it is not a ranking, credit score, affordability assessment, legal eligibility decision or recommendation. Users choose what to share and may revoke Hausu-controlled links.
Hausu Identity is optional and does not prevent applying. Where displayed as €4 after a successful check, the charge is one-time for that completed verification attempt, subject to the purchase information shown before payment. Re-verification may be required after expiry, suspected compromise or material changes.
Do not rely on a badge alone. Meet safely, independently verify the property and the person entitled to offer it, read documents and use traceable payment methods.
5. Listings, agents and applications
Hausu may aggregate, import or receive property information from agencies, landlords and third-party sources. Prices, availability, commute estimates, risk signals, extracted facts and neighbourhood information can be incomplete, delayed or incorrect. Verify material facts with the authorised agent or owner.
Unless expressly stated for a particular transaction, Hausu is not the landlord, seller, estate agent, property manager, legal adviser or guarantor. A listing is not an offer by Hausu and Hausu does not guarantee that a home, person or agency is legitimate.
Agencies and landlords are responsible for lawful, non-discriminatory decisions. Hausu must not be used to make prohibited housing decisions or to reject applicants solely through automated processing.
6. Payments, viewing deposits and refunds
Prices, taxes, payment timing and refund conditions must be shown before payment. Payment services may be provided by a regulated third party under its own terms.
If Hausu offers a viewing-attendance deposit, the booking screen must state the amount, attendance evidence, cancellation deadline, no-show rule, dispute route and refund timing before confirmation. A deposit must not be retained where the agent cancels, the property becomes unavailable, attendance is wrongly recorded or mandatory consumer law requires a refund.
7. Contracts, signatures and selfie assurance
Hausu may help parties prepare, version, send and sign documents. The parties—not Hausu—are responsible for the contract’s contents, authority, required disclosures and suitability.
An electronic signature and evidence trail may support enforceability, but legal effect depends on the document, signature method, parties and applicable law. A signature plus selfie check is an assurance measure; it is not automatically a qualified electronic signature, notarisation or government certification.
The final document should be locked before signing. Any material change creates a new version and requires fresh consent from every required signer. Each signer must be able to download the completed document and evidence record.
8. Reports, moderation and appeals
Users can report illegal or rule-breaking content. Hausu may reduce visibility, remove content, restrict features, preserve evidence or suspend accounts after proportionate review. Urgent safety action may occur before hearing from the affected user.
Moderation may use automated signals to prioritise review, but consequential action should remain subject to human oversight. Where required, Hausu will explain the restriction and provide an internal complaint route. Repeated manifestly illegal content, fraud, evasion or abusive reports may lead to suspension.
9. Availability and responsibility
Hausu is provided with reasonable care, but uninterrupted or error-free availability is not guaranteed. Nothing in these terms excludes liability that cannot legally be excluded, including mandatory consumer rights or liability for fraud, wilful misconduct, death or personal injury caused by negligence where applicable.
To the extent permitted by law, Hausu is not responsible for independent decisions, statements, meetings, properties, contracts or payments of users, landlords, sellers, agencies or external services. Any contractual liability cap must be completed with Spanish counsel before paid launch and cannot override mandatory law.
10. Ending use, changes and law
You may stop using Hausu and request account deletion. Hausu may suspend or terminate access for serious or repeated breaches, fraud, safety risk or legal requirements, using proportionate procedures and available appeal rights.
We will provide reasonable notice of material changes unless an urgent legal or security change is required. Spanish law governs these terms, without depriving consumers of mandatory protections of their country of residence. Courts and dispute routes are determined by applicable mandatory law; these terms do not force consumers into an unlawful forum.
